Project Manager – Residential Construction

About the role

Discovery Builders, the construction arm of Discovery Land Company, is seeking an experienced Project Manager to lead multiple luxury residential projects on the Barbuda Ocean Club development. The role oversees projects from inception through owner hand‑over, ensuring budget, schedule and quality standards are met.

Key responsibilities

• Serve as primary contact for members, designers, architects and contractors, ensuring a high‑level member experience.
• Coordinate with architects, landscape architects, interior designers and other consultants throughout the project lifecycle.
• Prepare and review bi‑weekly project reports in the company’s standard format.
• Manage project budgets, produce monthly budget snapshots, code costs accurately and conduct bid comparisons before issuing subcontracts and purchase orders.
• Support superintendents and on‑site construction activities, including weekly Owner‑Architect‑Contractor conference calls.
• Maintain site cleanliness, material management, lay‑down yards and traffic flow within the club.
• Drive community development initiatives in coordination with operations and sales teams.

Required profile

• Bachelor’s degree in a relevant field (preferred).
• Minimum 8 years of experience in construction project management, preferably in luxury residential projects.
• Construction Management certification or equivalent experience (preferred).
• Proven ability to work with diverse teams and communicate effectively with stakeholders.

Required skills

• Procore (experience or certification).
• Smartsheets, Timberscan, Bluebeam.
• Microsoft Office suite – Word, Excel, Publisher, Project, Vizio.
• Webex/Zoom for virtual meetings.
• Experience with Sage Timberline (preferred).
